They're doing a ton of development here and Hollister is going to be the place to be.

Market Insights and Selling TipsNow that it's fall, did you miss the home-selling boat? No houses are still selling because we don't have enough inventory, across the United States. So understand that, take care of the fall leaves.
We did get quite a few leaves yesterday in the big storm. But it's nice because really feels like fall. Now. I woke up this morning. It was so much warmer, but makes it so that if this weekend continues to be this nice weather. Versus what it was yesterday. Windy and horrible. We'll have a huge successful weekend with the open house there is an open house this weekend.
They say to celebrate the season. I'm not a fan of that because what happens if you're listing in. March. If it takes a while to sell, right? Why does your house take a long time to sell? Mostly because of price, right? If you have your house price too high, then it's going to sit on the market. This house is priced below where it needs to be.
So we're going to attract the market. There you go. And obviously, let there be light suns further away from us right now by 1000 miles. So that means it's a little darker and you get less time to have bright and airy. But when you do have it, open your window. Keep your blinds open.
Let the sun come in and it'll make it look brighter Be mindful of your curb appeal, especially because of the fall. You want to keep the leaves off the grass and off the sidewalks and driveway. Keep key in on your target market. So this target market is for people that want to get out of Silicon Valley, but still want to work in Silicon Valley and have a nice house, to live in.

Rates went up a little bit, even though it says 0. 1 cause it went down 0. 01 from yesterday. But last week it was. 7. 25 or 7. 025 or something around there. So prices did go up, but again, we're looking at six and a half as a nominal fee because you're going to pay half a point or a full point to drop it down.
What you get for $2MM Santa Clara County
And you're going to have. A decent payment. This is what you get for 2 million in Santa Clara County. 2 million versus 2, 100 square feet versus 3, 600 square feet. Now that one's three bedrooms. This is five bedrooms, two and a half baths built in 1972. This is a beautiful house too. Let's take a look.
Yeah, this has been completely updated. Look at the nice floor. I am a fan of wood-flavored cabinets instead of the painted cabinets. I have painted cabinets in my house and they're OK. But these just say that they're going to last for a long time. That's just the way I look at it, That's my look and feel. You might like painted cabinets. And when these get old and dreary, maybe it's time to paint, but those are beautiful cabinets. Everything about this house, except for this is original right here. And the linoleum in the guest bedroom is original. I've sold a few of these homes and they're nice because you have a separate family room and a living room and then you have all the bedrooms upstairs and nice closets to deal with.

This one doesn't have walk-in closets like the ones I've sold before, but it's still nice, right? This one has a walk-in. This is the primary room, the primary en suite, but you also get a bathroom here for your kids and your guests. So I'm glad they did that. I wish they would have put some grass on there.
And why is this in the middle of the backyard, that doesn't make sense let's take a look at this here, go.
To satellite and we can come in and take a look. The shacks over here on the side yard. So there's a huge sideyard that you get to enjoy as well, which is nice because you're on a cul de sac. What you get for a million dollars, this one just popped up in Basking Ridge.
All it does, my school is right there. And if you know where Basking Ridge is, it's right by Silver Creek and Santa Teresa as well as Blossom Valley. This does have an HOA though, 114 a month, but this is what? 20 25 26, 27 years old, but it's a nice house. I remember looking at these when they were being built And it's nice to have, because having the floor plan, you get to see what you're buying. This is a one-bedroom or one-car garage. That's weird. But look, it's just a beautiful house.
Everything about it is nice. You can get a decent-sized backyard. It's not huge. It looks like they added this on. There you go.

My WordPress just went down two, or three weeks ago and I transferred everything over here officially. It's just been flawless. Now it's a WYSIWYG editor. You can get WordPress, but I'm done with WordPress. I'm done with Bluehost. They're constantly creeping up on price and these guys have a great price for it.
On top of that, they have a CRM, lead gen, and the whole nine yards. It's great to have. Yep. And there you go.

Monthly Inventory and Market Trends12 Bay Area County months of inventory. Nothing's really changed cause this is still October. We're two-thirds of the way into November. So those numbers are going to continue to come down.The inventory is coming down because we're in the winter months, which proves that we're still in a seller's market. After all, homes are not taking six months to sell. So there you go.
Thanksgiving Plans and Conclusion
Just so you know, I'm out for the week next week. I will be updating the numbers. But I won't be producing anything as far as lives are concerned because I'll be down in Vegas, enjoying Thanksgiving with my family. My cousin's coming in from Canada. My parents are coming in from Knoxville, Tennessee, and we're having a big hoo-ha.
