This is a good example of trying to be a market maker when you should just be attracting the market.

House Presentation Tips
Before you get inside, things not to do when you're selling a house, you need one picture of the outside, one main picture of the outside.
That's it. Get them inside. Tell a story. Understand how to get them into the house and let them look through it and understand it and fall in love with it. Don't overwhelm them with 13 pictures of the outside. Cause they don't care. Remember attention span, right? Attention span, short attention span theater.
When you're showing pictures, they're going to look at three pictures, and if it's just all of the outside, Being gone. I'm busy. I'm busy looking at other things, especially when you're asking for three or four million dollars, right? This is a nice house It's adorned with craftsman-style cabinetry and woodwork But
It's all white. It should have been dark and has a back a basement, which is nice I hope they're not using that as part of their square footage, but sometimes people do this right here and I would never have used it. One, it has pictures of a toilet. Nobody wants to look at pictures of a toilet unless they're looking at hashtag R E W T F.
Just, they don't, right? And there's not really a story to tell the pictures here feel like they're okay. And then you go back to the outside. The one thing they did do is do a nice layout. So you can see the floor plan and understand what you're looking at and what you're buying detached garage, detached shed, which, whatever, but 30 days on the market. It's overpriced and too many pictures of the outside and the few pictures that they have on the inside. Don't really tell the story. The kitchen's beautiful. The house is beautiful, but it loses the lackluster when you go through 13 photos of the outside.
Nobody cares. Those should be stacked at the bottom underneath the floor plan. So if they want to continue to look, they can continue to look, but tell the story with it.
Los Gatos Market Analysis
The biggest negative right here is this is right here and it is in the middle of the fire zone. So people are selling houses in Los Gatos cause they don't want to pay the California fair plan.
I get it. If you're going to do it, don't ask for a premium for a house that is semi-updated. Done. Rant over.
Local Listings Review
This is, what this is? What is this? Oh, Hilo. Brenda Lee Drive. The reason why I picked it is because it's close to my house. I live over here. That's Santa Teresa High School. Four bedroom, two bath. 1, 867 square feet. Built in 1974. And let's take a look inside. Nicely adorned. Gotta lose the carpet. And that is a laminate flooring and original cabinetry and original counter the appliances were updated, I get it.
Nice backyard See how they have all the pictures of the outside on the bottom end one or two pictures Nicely done, it's an older house 1. 8 million dollars good for them. It's good for them. Good for me. This is a list price decrease There are a bunch of decreases right now. This house has been on the market for a very long time I looked at this house back in October or November Last year and then it went into contract and then it didn't sell apparently or maybe it did I don't know if I bet it's not my listing Brody Drive five bedroom four bath 1, 700 square feet built in 1998 and the problem with this is it's overbuilt for the area all the other houses They did a lot of weird things to this house.
So there's a bathroom in the garage. It's a two-car tandem There's an upstairs The bathroom's okay. There's a living room and then a kitchen and then let's take a look. And then another family room and it looks pretty, they did a great job with the photos, but if you look carefully, there's a bunch of different floors, like right there, there's two different floors.
I don't know if you can see it. Yeah, you can see my mouse and then upstairs is yet another floor. If you're flipping a house like this, You should make it look nice. And this deck is haphazard. I don't think it was done perfectly. There are some issues. The fence is falling apart and there's no floor plan.
So I think this one's gonna sell for one to 1.1 list price decreases when you sell your when you list your house too high. And nobody comes to their open houses and nobody comes to make an offer or nobody comes to visit the house or you get very lackluster results. Your house is overpriced.
Part of that is to make sure that your house is upgraded or repaired before you put it on the market. Nobody wants to buy other people's problems. Get your house fixed and ready to sell. No house is perfect. Some houses have broken tiles, and there are houses with broken appliances and broken windows.
Landscape needs some help, which is what we're going to get into tomorrow. Things need to be fixed, right? And when you sell a house that has maintenance issues, you're not going to get the best price possible for it. So spend some money. And yes, it sucks when you look at how much a handyman costs these days, but it is what it is to get it fixed. Download this thing. Get started. Get those repairs done and then get an inspection done.

Staging Your Home for Sale
How to stage your home while you live in it. Remove all signs of personalization. That little sign right there, my son's picture when he was a kid.
All the decor in my room is. My kids. I have my I love you Daddy wall right here with all the little pictures when they were in kindergarten and first grade You know all that stuff needs to go family photos you can do one or two, but if you have a piano and Mantle full of pictures of your kids you're not really ready to sell your house, right?
Define each room's purpose. This room is a bedroom. However for the last 22 years. It's been my office You want to declutter it, get rid of it, but every room has to have a purpose, get rid of all the clutter. And you look at my room right now, I have the Costco toilet paper and the Costco, paper towels.
I have just crap lying. Because I live here. I'm enjoying living here. But when you get rid of it, I always say make three piles. Stuff you're going to take, stuff you're going to donate, and stuff you're going to away. This is a great time for you to start purging yourself of stuff you haven't touched.
If you haven't touched it in five years, get rid of it. If it's sentimental, put it in a box. Keep it in storage, right? If you have a garage, start stacking stuff away. Make three piles. Stuff you're gonna donate. Stuff you're gonna take with you. Stuff you're gonna throw away. So there you go. Make use of a storage unit if you have a ton of stuff and you need to keep that stuff for whatever reason.
But guys, I'm telling you, sometimes it's cheaper just to throw the furniture away. My furniture is Destroyed. It's 22 years old. My kids have destroyed it. My dogs have destroyed it. I've destroyed it. My couch is just on its last legs and I'm just, not really ready to get rid of it yet, but I won't take it with me Yeah, like dining tables. They're all trashed from, kids writing on it and spilling stuff on it. I have stains on everything this desk right here has chips and my daughter did her nails on it once and the nail polish remover destroyed the finish. Come on it's trashed.
I can set some time aside and refinish it. I'm looking for it, I just saw this. I have some stuff that I plan on getting around to, but maybe I'll never do it. Storage unit. Guys really get sensible about what you're going to take with you and if you show up with a suitcase and maybe a couple boxes then you start your own life again.
You're going to have furniture. Yeah, but then you're gonna have to worry about getting rid of it and you're gonna have to pay to move it and have to finally get some new furniture. And by the way, don't buy furniture on credit until you actually close your house, right?
You can go shopping. You can say, Hey, look, I cannot buy this until this day, call me, and then we'll make the thing. That way you have everything laid out and a delivery date set and everything. But yeah, don't buy anything major until you're done closing.

Highs and Lows of the Week
This is the high-low Of the week. I'm not going to go through the other ones, but this one right here is new.
It's 17 days on the market. I wanted to show this to you. It's beautiful. I've been showing you love Vito Real for the longest time, but this one is relatively new and it's brand new and it's beautiful and it's in Los Altos Hills. And I wanted to take a look at it. Seven bedrooms, four and two half baths, 6200 square feet on Just an acre built in 2012, and Los Altos Hills guys. This is awesome There we go. Look at that view of the valley. This says that you've actually arrived.
I don't know why they have this res photo. This one's kind of low res too.
Look if you're selling a 30 million How much is i 35 million dollar house and you get a digitized photo there?
Santa Clara County Price Reductions
Yeah, we've looked at this one before but it's beautiful It's one of the high homes for sale and then the low sold price was 820, and then the high sold price was 11 million five hundred. Let's take a look at them. This one is Covington Road, Los Altos sold for 11, 500, 000 exactly a million dollars less. It took 21 days to sell five bedrooms, six and a half and three half baths, 8, 400 square feet, and just about an acre. And yeah, it's gorgeous. Los Altos instead of Los Altos Hills. Look at that three, four car garage.
Maybe. Yeah. Gorgeous. It's like the bat cave opulence, et cetera. All right. Let's take a look at the low fodder. This is in San Jose. Yeah. Alum rock area. It took eight days to sell three bedrooms, one bath, 1000 square feet on 12th of an acre listed for 775. Sold for 820. That was how many percent over 6 percent over sales.
This price and you get a work in progress Look at that. Look at that kitchen. That was amazing. That thing's just screaming gorgeousIt's helpedlp me. I need love That's a garage. Yeah, that was a standard floor plan where they put they actually put the fireplace and The chimney in the garage.
I sold one of these in Willow Glen with, the same floor plan. And they actually converted this into a fourth bedroom. Crazy. All right.
