National Politics Don't Matter
Remember when I told you that I don't care who's in charge on the national level because it really doesn't matter. The truth is, they don't care about you. I don't care if you are Trump or a den. Doesn't matter to me. They don't care about you unless they know your name and you've given them hundreds of millions of dollars to their coffers, their campaign things, they don't give a shit about you.
That's why it matters for you to understand what's going on at the local level, city, county, and state. You need to understand that and how you can change. Through your voice. We can't do much unless we have hundreds of millions to donate to their campaign coffers.
But on the local level, you surely can make a difference.
Local Power And Insurance Costs
And here's something that I want you to open up, and this is more of a national story, but it also has to go down to the state level, too, because states are the ones who are in charge of negotiating. What is the cost of insurance?nd there's an insurance commissioner in California who hasn't really done his job.
It's true. Now take this from a grandiose 80800-footiew, but understand that California has become so unaffordable. Not just because of housing, but because of gas and food and everything else, and the taxes that we pay and the insurance that we pay. Insurance is out of control. And our insurance commissioner has not done the job of protecting the consumer,
The National Association of Realtors has not done this to protect the consumer. They're all about protecting themselves. They don't care about the agents; they don't care about anything else other than protecting themselves, building a huge coffer, paying off their people, and making sure that they get it. It's the same thing in the insurance industry, right?
And the problem is that we don't have a voice. And I'm saying that's part of the problem.
Home Insurance Crisis Explained
Across the US h, homeownership rates have risen two times faster than inflation. Not only that, but also in California, insurance companies are paying or are bowing out. They're leaving the thate because they don't have to.
And then they also have this thing where if they're not going to. Insure a house, then you're stuck having to pay the California Fair Plan, which is not fair. It's not a fair thing. Just does not help anybody other than the insurance companies because the insurance company is out for themselves. They don't care about you.
They don't care about me. I can tell you that right now, not just inflation from 20 to 24 home insurance rates increased, outpaced the median household income growth, but in all but nine states. Why are we burning down more houses? Are more houses being catastrophically destroyed in California than in any other state?
No, not per capita. No, it doesn't. It's all about what they can get away with. And the insurance lobby in California is. Is criminally powerful, and that's the problem with California. I hate our insurance commissioner.
Has is weak. And that's the problem with it all across the board.
Call Your Insurance Commissioner
And I think what we need to do is have the insurance commissioners all across the United States, all 50 states, provinces, or territories get together and say, enough is enough. If you're gonna play in our sandbox, this is what you have to do.
Period. Because there are forest fires in every state. There are earthquakes in a lot of states. There are tornadoes, floods, and hurricanes in multiple states, right? It's just gonna happen that way. So they're leveraging it to maximize their profit, and I don't think it's fair to the consumer.
So if you wanna do something about it, call your insurance commissioner and let them know, all right, how your house is going to be marketed. This house that I have listed right now, 61,000 views, 31 37 floor plan views. Remember, I'm always big about the floor plans, right? The a'a's have been served 2200 times, almost 2300 times.

Santa Clara Winners And Losers
These are the winners and losers, the highest highs and lows of Santa Clara County. This is the highest, most expensive house sold last week. This is cool, Cold Ridge Avenue in Palo Alto, not my listing. Six bedroom, six and a half bath, 50, 50, 100 square feet, and it is damn near brand new.
Take a look at it. It's in Palo Alto. Man. Curb appeal. Kind of sucks.
That is unique. Yeah. $10 million worth of marbleized. Plastic garage floor. That's a weird-looking house.
Yeah. Not impressed. This is an ego house. I don't know what it is. Maybe it's because of the proximity to.
University of Stanford. There you go. That's why it's a proximity where old money resides; the lowest, least expensive house is $900,000. Started off at eight, went to nine, took six days to sell. This is a hundred-year-old house, 120 years old, two bedrooms, one and a half bath.
Has an A DU on it. Let's take a look inside. And it's a historical house with wallpaper and lavender cabinets. Yikes. Okay. Not my favorite thing.
Pricing Strategy Proof
And this is the highest list. Price to sales price ratio, which was 160. A hundred, 162.5% of this price, 999 8 8 8, or a million dollars, up to 1.6, telling you it doesn't matter what your house is listed at, it's what buyers are willing to pay.
And here's proof in the pudding right here. See that? You know it's worth 1.5 to 1.6, so why not? Drop it down, get a bunch of eyeballs, make it successful. Stop screwing around, get it sold in 12 days. Anyway, this is the lowest list price to sales price ratio of 78%. This is listed at 2.5, took 196 days pto provein the pudding.
The proof is in the pudding. Sold for $2 million for the acreage. It's just under an acre, four bedrooms, two bathrooms. This thing is better. Value is in the land. Short sale, too. There you go. All right. That's it. Okay.
Helping Aging Parents And Estates
If you have an older parent, I'm dealing with this right now. My sister took my parents on a cruise, but my parents are just I love my parents, don't get me wrong, but. They're not in the right way right now, a nd they've just given up, a nd they need help, and you know, we're getting them help.
We get them help from the doctors. We're gonna get them part-time, help to help 'em during the day, cooking, cleaning, and you know, putting them into a place where we can watch over them and keep them safe is important to us. And yes, I'm over here in Las Vegas a lot because that's where we put them.
My sister's been here for 25 years. She's a broker here in Vegas, and I'm here watching over the house, watching over them, making sure that they're safe.
