10 things you haven't thought about that'll make your move easier. But let's get into it. 

Setting Up Utilities and Internet

If you know you're closing on a house, call up your internet provider and your phone company if you have a landline. They're two, three weeks out to say, Hey, look, I'm moving.

I'm closing on this date. Let's get that done. And by the way, I haven't tried it yet. If you use T-Mobile internet, let me know what you think about it, because I'm thinking about moving away from my 150, $160 a month Xfinity. And moving myself over to T-Mobile because with T-Mobile, I already get Hulu and other streaming services, and I don't use cable.

Managing Pets and Packing Essentials

It'll make your dog easier. If you have a dog, get a doggy daycare. You want your dog to be part of the family, part of the move but suit the kids. That's up to you.

Pack a box of essentials. This is also true when traveling. Pack all the stuff that you are not going to use. Put it in a box and put it in the moving van. I had a client today, and they said they just moved everything from the couch into the pod.

'cause they're getting ready to move from one house to another. Don't forget your essential toothpaste. Extra pairs of underwear. Pants and shorts and shirts, getting extra shirts and shorts and et cetera, just in case you need 'em. The stuff that you know you're not going to use for the next three months, put 'em away.

And by the way, when you're done moving, keep those boxes around If you haven't touched that box in two or three years, maybe you don't need that box. 

Tips for Moving with Kids

Whatever's inside of it, think about the kids. If you have young kids, it's gonna be upsetting to them moving away from their friends and their school and moving to another school.

However, if you give 'em moving things, there are coloring books that you can get for moving, and they're on Amazon and eBay and you can take a look at 'em. Cards, games, obviously the internet, right? Little PDAs. 

Choosing the Right Movers

Do your due diligence when it comes to movers. I. Have heard horror stories of these smaller companies, they take all your stuff, hold it for ransom, all sorts of stuff. I always say, if you're gonna use movers, use the nationally franchised ones. They're governed by the franchise. If they screw you over, you can go complain to them.

If you use a small guy. You're not gonna get any recourse whatsoever 'cause there's no regulation in that industry 

Preparing Your Home for Sale

Sign up on Nextdoor, get to know your stuff. I don't like hearing people complain. I just put a new garage door opener in my house. Leave the clickers. All the documentation. Everything you have from the washer and dryer appliance documents to solar, lease, all the documents, and all the keys go in one drawer, to the left or right of the oven.

That way, it's easily accessible. Change your locks. We're supposed to leave all the keys. However, sometimes people don't, sometimes they find it, and then sometimes people will throw 'em away.

So change the locks. It's not that expensive, and it's a valuable cost for peace of mind. When we move, I tell people it needs to be left in broom clean condition, but. Call a cleaning service. Have your house cleaned by a professional cleaner. Before we go on the market, I typically have professional cleaners come through and clean the house, get it ready for showing.

But then a month goes by, and it needs to be cleaned again. Yes, you need to clean out the toilets, et cetera. If you don't replace the entire toilet, at least replace the seat, make it at least somewhat yours, and find an octor, dentist, and all the other things.

But that's what nextdoor's for. You got a lot of good information from there. Okay, that's it. 






Real Estate Listings: Mountain View Home of the Week
Mountain View home of the week is this one. Mountain View Avenue, not my listing. $3 million for a four-bedroom, three-bath, twenty-two hundred and thirty-three square foot house built in 2008.

If it was built in 2008. Why does it look like that? It's a boring-looking house inside. It looks nice, right? But the exterior curb appeal. It looks like a boring house. I don't think this was built in 2008. I think it was just redone, and they redid it in 2008. But there you go. It's walking distance to Castro.

It's a nice little house. 




Real Estate Listings: Apple House of the Week
This is Apple House of the week. Apple houses a week is Lynette Lane, $2.5 million. Four bedroom, two bath. 2,400 square feet built in 1962. This is nice. I don't really care for that granite. I'm a big fan of granite, but that's busy. That is a busy-looking granite and wallpaper. Guys, get rid of the wallpaper.

I know you're selling this as is, but at the end of the day. You only have 10 photos. You're selling a two and a half million dollars house. It looks like you're just putting it up there. This looks like an As Is flipper special. I wouldn't be buying this house for $2.5 million. I'd be buying it around 1.8, spending some money fixing it u,p and then showing it off as a model home.

That's the way I would look at that one. 




Real Estate Listings: Bank-Owned Property of the Week
I was looking at this one parish court, not my listing. It's bank-owned property, $1.6 million. Obviously, it was overpriced because it's been on the market. 201 days, and this is over in Coyote Fontanel. It's on the east side of 101.

This is a nice little corner because you have walking trails, a park, and close access to 101. You're gonna get freeway sound, but that's why this one's not selling it's. $1.6 million for a home that needs to be painted at least. And there's that busy granite counter.

At least they did a good job of staging it.

But I have to assume that after 200 days, that staging's probably not there anymore. There you go. And thank you for putting the floor plan. You need to have the floor plan down. It's important, guys. You need to put a floor plan down so people who are on the internet can decide if this is a floor, a flow that they want, that they can be comfortable with.

And this is a nice standard shea standard house. All right. 

Market Trends and Analysis
40 days on market report. We're leveling off right now at 2240-ish, right? You see where it's leveling off right here. It's good. And the 90 days on market, still staying pretty steady at 39, about 40 per week. Bank-owned property in the Bay Area is 76.
Same thing with REO. All of California's that one's steadily going up, and I don't remember why that one went so high. San Jose Weekly Homes for sale. Same thing. We saw a big jump in inventory, but the buyers aren't responding. The buyers are still saying, yeah, I'll buy the house.
That means they're being picky, they're being very aware of what they can buy for their money. Housing affordability is out the window. Interest rates are still exceedingly high. There's not a lot of competition, so buyers are being picky as they should be. Is it a balanced market?

We're getting close to it. Right now we're at 691. We need to be about a thousand. So once we get to 800, 900, then it becomes more of a balanced market. But I'm telling you right now, it's pretty fair for buyers. Buyers can come in and say, This is what I want. Take it or leave it. They can ask for repairs, or they can ask for points.

They can ask for concessions towards a lot of different things to make their house a little bit better because the market is technically contracting, right? We saw yesterday that the prices are still maintaining, and prices on average are selling for 7% over list price, but buyers are still being picky.

Because there's not a lot of demand. San Santa Clara County for sale inventory is up, but sales volume is staying at the same rate as we are in January. It went down pretty bad, really slowed down mostly because we've been suffering with the 7%. 7% is something that makes affordability out there, where we're told that.
