Current Market Trends and Challenges
Sharing this information with you because pricing expectations for sellers are coming down, we're gonna see that in our 12 Bay Area County Report, prices have come down. Not like, oh my God, but they've come down buying a home, and it continues to be a difficult prospect for the average wage earners across the us.
Investor Influence and Foreclosure Issues
So who's buying it? Well, there are mom and pop investors, and there are institutional investors. There are a lot of people, not necessarily in the Bay Area, losing their homes to foreclosure. It's happening. And on top of that, people who are sself-deportingare are leaving their homes.
Completely furnished or a complete wreck, and they're giving it back to the bank 'cause they're going back to their country because they don't wanna play the Donald Trump game, whether you like 'em or not, right? I'm not here to talk about that part I'm talking about. the fact that's happening right now.
Affordability Analysis by County
According to Adam's third quarter, 2025, home affordability report, the median price, single-family homes and condominiums is. Less affordable than historical averages in 99% of the counties analyzed by the report, not every county in the United States is. Let's go look at this little map that they gave us.
Marin County costs you 101% of the average annual income. Santa Cruz County, 111%, almost 112% of the annual income. To afford a home. So what's going to happen? You just get relegated to being a renter until this calms down, you make more money, or you move out of that area, and then you can buy a house.
I had a friend who moved up to Elk Grove. From San Jose. They were longtime renter, and they just couldn't afford to buy a house. So they saidYouou know what? I'm done. I'm gonna move to Elk Grove. We have three more years until we retire, and I'm going to start buying and owning a house.
That's an option. Santa Cruz, Monterey County. You can go to Watsonville and buy a house. Is it affordable? Not for the people that live there. $800,000 average home in Watsonville, which is not super great, but those people are mostly farmhands.
They don't own businesses, they are not tech engineers, but the price of housing is continuing to go up, which is slowing down the market. It is truly nationwide. Overall, home ownership, affordability appear. Better for the average wage earner while still being unaffordable. Where can you afford to live based on your income? That's the next question we have to answer, and for a lot of people, it's not going to be in Silicon Valley, Santa Clara County. You can move up to Solano County, which is way up there.
It's expensive no matter what, your house is still valued at 589,000. That's the lowest-priced median-priced home in the Bay Area. Can you afford to do that? Are you willing to commute? To have a job in Silicon Valley really depends on your needs.

What's happening is Compass is suing, not only Northwest.
Washington State-based based but they're also suing Zillow. They're suing everybody. Why does this matter? Well, they want to be the bully on the block. Basically. They want to be the 8,800-pound gorilla to change the way things are done in real estate. How does it help you?
It doesn't. Their biggest bicker is that they have this website that allows you, as a consumer, to go online to their site and look at exclusives, which means they're not on the market. And every MLS that's out there right now, for the most part, requires you to put a listing on the MLS within 48 hours.
Of signing that document. Unless you tell me as an agent, I don't want to do this 'cause I still have repairs to be done and I need your help, blah, blah, blah. If that happens, I'm not allowed to market your house until we put it on the MLS. It's called Clear Cooperation. I'm not allowed to do it. Joe Schelli down the street is not allowed to do it, but Compass wants to do it.
How does this help you? Well, you get to see what the buzz of the market is before you actually go online on the MLS, which I don't think really helps you as a consumer. I've said this multiple times over the last five years that I've been doing this. Putting your house on the MLS is the number one way to get buzz on your house.
Because
You really know what the market is going to offer you. If you see houses that are selling with zero days on market, that means they were pre-market before going on the MLS, and they accepted an offer. Is it the best offer? I can't tell you. They can't tell you, but maybe for some reason, they thought that was a good enough offer.
My mindset is I'm going to get you every dollar that I can and negotiate it up until we break all the buyers, except for one, my job, is to maximize and get as much money on your plate as possible when you go to sell your house, when you do it off market and you put it on a exclusive or non MLS.
List of homes for sale. It's called pocket listings. It doesn't generally give you the top dollar. You might get one or two offers. You might be able to go up, but you don't know if 50 other buyers are interested in your house. You don't know if five other buyers are interested in your house, 'cause they're not working with a Compass agent.
So it's very sticky. Bottom line is all this stuff that Compass is doing, and I used to work for Compass, and I thought, oh, this is a great idea. And then I did it once, and I thought, you know what? This sucks. We're not going to accept this offer. Let's get it on the MLS.
And I got like 70, $80,000 more than what exclusives offered. So is it a good deal if you don't want a lot of people coming into your house? Yes. If you don't want to do a ton of open houses, yes. If you don't want the exposure of the MLS and you just wanna get the house sold and you don't care if you get top dollar, go with Compass.
There you go.
Probate and Estate Sales Assistance
Probate and estate sales. I keep pushing this because my parents are getting older, and we had to have them from Knoxville to Las Vegas to Henderson. We have 'em in, an adult community, Del Webb, and their move was horrendous.
They have a ton of crap. Whether you move them into an active adult community, a supervised residence, or your parents pass away, what are you gonna do with all the extra stuff, right? If you look back here, I'm at my sister's house. This is just one thing that we're looking at.
This China cabinet, this is my sister's stuff, right? , don't really care about that. When they move into a small apartment or adult community, they're gonna go from a 3000 square foot house down to a 1300 square foot house. You gotta get rid of stuff. That's what I can help you with.
We have estate salespeople, and we have people who take care of hauling stuff away for you. We have people who help you get your house ready for sale, whether it's repairs, remodels, et cetera. And that's what we do with the probate and estate sales program. If you're interested in learning more, gimme a call.

The idea is we want to do an estate sale to get rid of a bulk of their keepsakes and things that they love dearly and are sentimental. There's also stuff that you just don't want to keep, that they don't want to keep, that they've been holding on to. Maybe I'll do something with this broken plate one day. You know, that kind of stuff. Get rid of it. We take care of that kind of stuff.

3.7 5,000,004 bedroom, three bath, 2200 square feet, built in 1961. Let's take a look at 117 photos. This is on Stevens Creek and McClellan. Red door, Nothing super special about it. But here's the thing. You're in Cupertino, right? Cupertino is crazy expensive. This is an average-looking house, with average maintenance on it. They have old wood on it that could be painted, they could, like granite, but the new thing is quartz or quartzite.
They put plastic counters on it. It's a nice gourmet stove top there. Nicely decorated, staged. This house is gonna sell pretty quick because it's an average home. There's nothing crazy fancy about it. Stained old Berber carpets. Old tile, old bathrooms. For $4.7 million. If you're interested in looking at it, let's go take a look.
This one's not gonna be on the market too long. And then this is Willow Glen, home of the week. Camino Pablo, not my listing. $4.5 million, six-bedroom, four bath, 4,000 square feet. Originally, it was 4.6 million. Now it's down to 4.45. It's been on the market 69 days, and it is within walking distance of Lincoln Ave. So your downtown access is there, but for $4.5 million, I'd probably move to Cupertino. Don't need six bedrooms. Not very many people have a six-bedroom. This is your luxury home of the week.
It's in Pebble Beach. McComb Drive, not my listing. $26.75 million, seven-bedroom, eight-and-a-half bath, and almost 7,500 square feet, and it's on the 17-mile drive. If you're interested in looking at this, let me know. I'd love to take you for a day and go down and look at this beautiful home.
They have six washers and dryers. If you have that big of a house, you have that much laundry being done. There's a game room, beautiful view of the Ocean. This is a gorgeous house, guys.

People don't want to buy a fixer-upper unless they're investors. And if you're an investor, you're buying it wholesale. If you're buying it wholesale, you're buying it 60% at value. Don't do that. Buy. The home or download this home inspection checklist. Let's spend a couple thousand bucks, get your home tuned up and ready to sell, and we'll take care of all the costs up front for you before you go to market.
Then, when you go to close, it all gets paid out. I work with a couple of different companies that take care of all that stuff for you, and it's all done. At the end of the day, you know what all the costs are up front, and it's beautiful to get things done. Santa Clara County has almost 8,000 new listings. We've gotten to almost $20 billion in sales this year, and yet we're still struggling to get over $2 million. In median sales price. Same with San Mateo. On average, we're still below the $2 million mark. We hit a couple of peaks, but we're not at the average yet.
For the average sales, not the median price, we're at 2.4 million and 2.6 million for San Mateo. Contra Costa was the lowest, and Solano is the lowest-cost place to look at. Solano is a massive value for you, and you have a couple of different corridors to come down to.
The Silicon Valley, you have eight 80s and six80s0 to get into Silicon Valley. So if you're in Napa, you're just that much further apart,r rig, ht and you're paying a premium because it's N. After all,ause you're in wine country. If you're thinking about moving up that way, let me know.
