Okay, so I don't know who these people are, and it really doesn't matter, but I just wanna bring this out. I wanna make sure that we understand something. There are multiple, multiple, multiple types of scams out there, and you have to be aware of them. That's why you want to use a real estate professional for everything.
'cause we kind of push it through a code of ethics, and we make sure that it's done correctly. And the reason why you must know, I just talked to somebody the other day, oh, we're gonna buy it, and they said, we can use it, we're buying a development property. We don't need to use you as an agent.
Be careful. Don't involve me when you get screwed, because there are a lot of different scams that are going on out there, and you need to be aware of them before you do something,g and that's why you use real estate agents. Yes, we cost money, you use a lawyer for pretty much everything when it comes to legal.
Mostly you use a mechanical, ic and I can tell you that they're not cheap. Are you going to sit there and paint your whole house on your own, or are you gonna have somebody else do it? There's a reason why I vet my vendors, and I'm pretty tough on my vendors, especially handymen, because they're elusive and they kind of tend to be abusive to the system.
Anyway, we're not going into that. We're, we're, what we want to talk about is this right here.
Deed Theft Case Breakdown: $1.5M Home Sold Without Owner Knowing
Burbank Man's $1.5 million homwas e sold without his knowledge in an elaborate snatch deed scheme. And guys, this can happen to anybody, including your elder parents. This is why it's important. Have your parents reach out to me, or you can reach out to me with their address, and I'll give you a deed search.
You have protections, but you need to be aware of certain things. People are going to take what they can from you, and they don't care, right? So a real estate broker and two others are accused of fraudulently selling a $1.5 million Burbank home using stolen identities.
The scheme involved obtaining a 700 970 $5,000 loan by impersonating boththe property owner and a fake buyer through a corrupt escrow process. While the three defendants are in custody, law enforcement is still searching for a fourth suspect, Ty. They're suspected of this crime, but Glen is Cardona, Ivan Reyes, Rach Aian, and Basil Ti. Currently a fugitive who's a FU fugitive. This happened in late 2023 and January 2024. The, they used stolen identities and took somebody's home. Okay. It's crazy, right? Kind of stuff happens all the time.
Cordona, a broker operating Golden Escrow, allegedly controlled a transaction and directed $975,000 in loan proceeds to various third-party entities. Yep. REI is, while IM is accused of impersonating both buyer and seller, while Reyes and Opion acted as mortgage brokers to secure the funding from an unwilling lender.
Is Deed Fraud ‘Victimless’? Real Damage & How the Scheme Worked
Is it a victimless crime? Hell no. Somebody lost their title. There's gonna be a lot of damage going on. This person, Cardona, who did the escrow, did the nuts and bolts of it, and then the other two Res and Opinion did the mortgage side knowingly and won. Willingly stole from an entity, a mortgage company, which we all hate.
I get it, but still, they stole, right? Now, this is all alleged. They're still going to court, yada, yada, but be careful, guys, telling you that kind of stuff happens all the time.
How to Check Your (or Your Parents’) Title + What to Do If It’s Off
And just be careful If you have an inkling ever, I've done it. People call me up, say, Hey, can you check my mom's title?
Absolutely done. What's gonna happen? Well, we send you to the authorities and to your escrow company and make sure that they'll, everything is done correctly. All I do is sniff out the information. I can't do anything more. I'm not a cop, not a lawyer. I'm not an escrow officer, but I can help you figure out the chain and figure out if you've been duped.
So it happens. It's in one of these things that happens all the time, like the, we buy homes for cash, solar, lease scams, not using escrow, all sorts of stuff. If there's ever anything that doesn't smell right and any kind of transaction, gimme a call and we can walk through.

Cupertino House of the Week, brand new listing, $2.5 million four. Bedroom two bath 19 or 1,519 square feet. Built in 1961. This is a rinata. Everything's super original on it, and, it's gonna sell for that because that's what these things are selling for, but it's updated.
It looks nice. It looks pretty inside. You just can't fix the flat roof. And then this is Willow Glen, house of the week, not my listing. Glenwood Ave. Four bedroom, three and a half bath, 3,200 square feet, built in 1998. 63 photos and it's walking distance to Lincoln. Just so you know, that's Lincoln right there.

How I Market Your Home: homes.com, Retargeting, Floor Plans & Matterport
How do we market your home? This is important to understand. I just partnered up with homes.com, which I resisted for many, many years.
Mostly because I just didn't want to get into the whole lead-shattering thing. If you know what's going on with Zillow, Zillow will if you push the "I want to talk to an agent" button, you're. Put in front of a high-pressure situation and you're gonna feel like you have to work on a bunch of different things for them.
and homes.com doesn't do any of that. They don't sell leads, what they're selling are impressions. This is an advantage to you as a home seller. The reason why is that I'm not looking for leads. I'm looking to promote your home.
And if you know, I'm a marketing guy from, I had 12 years of experience in, in advertising you need to have a, an exclusive marketing program that helps you get through there, right? And your ad, your home will be put into an ad. Matter of fact, we saw it right here. I did it there, see, it's right here.
This is for another agent, for a mobile home, but your ad is going to be pushed out everywhere to multiple aggregate websites all across the United States. And homes.com has the same thing as every other aggregate site.
They have a home search, and when you are looking in a specific area, your ad will pop up and be front and center as a sponsored ad. So you're gonna get way more exposure from it. And then you also get a floor plan, like I always harp on. You also get Matterport because Homes.com bought Matterport.
There's all once we drop a cookie on that buyer's computer and they're looking at your home, we're gonna keep pushing out your ad to everybody else. That's called retargeting and it goes everywhere. ESPN, Politico, I don't care what your political offic affiliation is. I've always told you that the bottom line is that we go everywhere.
We are everywhere. Your ad will be everywhere. You actually get a whole website. So there whole lot more about it.
Market Numbers & What’s Next for the Bay Area This Year
And let's talk about the nuts and bolts of why you're here. The numbers. It's, we're still in the beginning of the year, but what I'm hearing though is that this market is not slowing down. As a matter of fact, it's starting to take off the one listing that you saw over there, I've been researching the area. I've gone to multiple open houses and I'm looking at the traffic.
I'm looking at where they're selling, and the strategies are strong. Santa Clara. We're already over a billion dollars in revenue and homes sold. This is gonna be a crazy, crack-up year. Is your house gonna sell for exactly what it sold for two years ago? Maybe. Maybe not. San Jose is actually contracted.
But if you look at it, there are homes that are selling for 3% over and in San Francisco, homes are selling for 15%. But that's just because that's the strategy being used there. But if you look at the high-end home areas, Alameda, San Mateo, and Santa Clara, everything's over a hundred percent.
Why? Because we're pricing aggressively. And people want to move there. It's the bottom part of the South Bay is the South Bay. It's the bottom part of the Bay Area, and that's the hottest part coming out of February right now. And we're seeing things just pop off going crazy, right? So we already have 1400 new listings
Ooh. The average sales price for San Mateo has just shot up incredibly crazy high. $2.9 million. That average is gonna come back down to about 2.4, 2.5. It could go to 2.6 this year, but that's just because a lot of big homes in San Mateo sold.
That's just the way it's right.
