What Real estate? Real estate has the lowest barrier to entry for any business or employ-- not employee, but any kind of thing that you wanna do. And the problem with that, you might think why?" Because it's a low barrier to entry. You only need three classes, and you need to pass a master exam by sixty percent, which allows people to come in and say, "Hey, I wanna do real estate.

I see the big, fat checks that these people are making. I wanna do it." Which then leads into a trickling of the bottom ten percent of every industry, military, banking, rocket science, marketing, or whatever, doesn't really matter, and they say, "I can do real estate, too." So then they go and take the three classes, practice, principles, and some other elective, and then they take this exam.

And they take the test two or three times 'cause they can't pass a sixty percent thing, test, and then they get into real estate. And by the way, the exam doesn't really prepare them on how to treat you as a fiduciary, how to help you win bids, and how to sell houses. You just have to be a really aggressive hustler, and sometimes the hustlers have commission breath, and then they throw people under the bus just to get the commission.

So yeah, there are too many people in real estate, way too many. And I've said this thousands of times. And it's my true belief. I think you get people that are desperate to make some money, and then they make-- they force you into something that you really shouldn't have gotten into, and it's dangerous.

And when you're talking about hundreds of thousands of dollars or tens of millions of dollars, we're talking about the same thing because it's what people can afford or not afford, and it's dangerous. It's foolhardy, and I think the real estate business should require them, the agents, to at least have a master's degree.

Said my piece. Okay, enough of that.



Ant Season Basics
How to solve an ant problem. It's springtime, which means the ants are coming out and looking for their new sources of food and more, and we- and water. So just be on the lookout, and you have different ways of doing it. But I'll tell you, the number one way to fix this is, drum roll please, keeping your house clean.

Keeping your food off the counters, putting them in the freezer or a pantry, and having them c- correctly wrapped, not leaving a mess in the sink. Keeping your garbage outside of your house in the backyard or the side yard so that things are that's where they go. They go to the garbage can, not to your garbage...

To your garbage. To your kitchen. It's going to happen. Happens to everybody. You can call Orkin, you can call Pied Piper, you can call all these other companies, and they are happy to take your m- money. It's 100 bucks a month to spray every two weeks. So you tell me the markup on that, and it's literally $1.50 of spray that's concentrate, and then they spray around, and then that's how they get rid of it.

It... I have no problem. We've... I've had Pied Piper for 30 years. 

DIY Ant Treatments

But there are other things you can do to cl- keep your house clean or to keep your house rid of ants, and that's homemade ant bait. I tell you, Borax in a little bit of a solution, and you pour it down the ant holes, it will do wonders. Keep it around the little vents underneath your house, and they will s- not come into your house.

If you see ants going into like a little mud tunnel, that's maybe not ants, it might be termites, but it's the same thing. Pour some Borax water out there. You can use sugar as an ant bait, and the Borax will kill them. You can spray vinegar. It really depends on where you're spraying the vinegar, though.

But I can tell you that white vinegar will help eradicate it, and it's natural. You don't have to use Raid. You can just use vinegar, and it will piss off the ants and kill off a lot of them, right? Keep the place clean. Absolutely. You should keep your place clean at all times, and if you have any problems, it's your problem.

You can always blame your na- next door neighbors, especially if you're in a condo, apartment, or townhouse. But if your house is dirty and your ho- your neighbor's is cleaner, path of least resistance, your ants are going to visit you versus your neighbor. So I'm not saying you're filthy or dirty, just saying Time to look at yourself.

Peppermint and essential oils make the house smell a little bit better, but if you see an entry point, just dab around there. That's a good way to do it. You can also do cinnamon. That's a little... It's not as effective, but it does work. And if you do see it, get a bottle of spray a spray bottle with some diluted vinegar, it doesn't have to be 100% strength, and just spray them down, and then they'll stop coming.

And you gotta find the entry point, but that's not the entry point into the kitchen's not going to help you with your problem. Your problem is that you have ants, and they probably colonized underneath your house, and that's a problem. 

When to Call Pros

So if you can't do this, if you can't figure out how to get rid of these ants, call Orchid.

Call Pied Piper. I have no v- I have no VIG. I haven't... I don't care who you call. They all use the same stuff, okay? And the same thing with termites. It's termite season. You're gonna see termite queens coming around, flying around. Time to start zipping and p- pouring some Borax or vinegar or whatever and have them go somewhere else.

Can't hurt. All right.

Why Homes Aren't Selling

But if your house isn't selling and I'm doing all this other stuff to sell your house, it's because of the price.

Buying in a Slow Market

And if you're thinking about buying a house, now's a good time to buy a house because there are very few and far between buyers that are buying houses right now. It should be 3 or 400 houses that are closing every week, and right now we're at 200. Okay? So there's less buyers out there.

There are still buyers out there, and you will have to compete with the newer houses, but there are houses out there that have been on the market for a while, and some might be desperate to sell them. Just saying, this is a good time to buy. And then you can refinance in six months after rates come down, if they come down.

Okay. 


Rates Up Buy Points
Rates went up to 6.61 for a 30-year jumbo. That's holy crap. That's like holy crap, guys. What the hell's going on? But here's the thing. Remember, I told you about this all the time. You can buy the points down. Look, 30-year fixed, you can get a 30-year fixed at 5.8. Let's change this down to purchase price is 2.4, 2.4, 30-year.

Say you have excellent credit, and you're at 95123. Right there, update lenders. You're still 5.75 with nine-tenths of a point. So rates did go up. You could still... Maybe you put two points down. It's a lot of money, but you know what? You're saving money over time. Something to think about. 




What 2 Million Buys
What you get for $2 million in Santa Clara County.

Houses that are right smack dab next to each other with a very expensive HOA. Let's take a look $at $170a month. That's not bad. But that's 'cause it's brand new. Once they finish the sales, then it's going to be done. This is crazy. This is... Let's see. This is four bedroom, three and a half bath, 2,500 square feet.

The same thing in Hayward is worth a million dollars, right? Brand spanking new. This is Communication Hill. I'm outside enjoying the heat. 



What 1 Million Buys
And this is what you get for a million dollars. This is Rutland. It's right by Valley Fair in the Burbank district. Not right by it. Valley Fair is right here. It's across the freeway.

But you can actually stumble home from Valley Fair or Santana Row into your nice little cottage, two bedroom, one bath, 978 square feet for... That was built in 1938 for a million dollars. You wanna know... If you wanna know more, let's take a look. And then this is all the same stuff. 

Market Wrap Up

Nothing's changed since last week, but everything's nominal.
We're doing really well, guys. The market's not a seller's market yet. Not a buyer's market yet, but there are different houses that are out there sitting and that have been overpriced, and they just need to come to what's going on... To come to reality. All right.
