Too Many Agents


 Real estate, yep. It feels like I, I harp on this like once or twice a week. And the fact is, if you're in real estate and you're living day to day and trying to figure out where your next paycheck's coming from, and you're desperate, and you have commission breath, and you just need to get a deal into it, you're not in the right business.

This is not a... It is, but it's not. Because what you're doing, like I just-- I just had a conversation with a buyer and we're like, "Hey, I think we need to put your search on hold for a bit." ' Cause I'm not desperate for your business. I want your business, absolutely. Who... I mean, who doesn't want business?

I, uh... But let's, let's talk about timing and what makes the most sense for you, not me. I don't give a shit about me. 

Raise the Bar

Too many people get in, and it's a low barrier to entry. There are three classes you have to take, and you have to pass the 100-question test by 60%. It means you can miss 40 or 39 questions and still pass.

That's pathetic. It's horrible. And it's all because our union, the National Association of Realtors, and the California Association of Realtors, make money on dues, and more dues mean more money, and more money means more power. And I think it's horrible. I think the way it's set up needs to be changed a little bit.

And I think the way we train agents is horrible, and I think the way we take the test is horrible. And earlier this week, we were talking about having to... Trump was saying that every... if you're in real estate, you have to own a house. Totally agree with that. I think you should also have a master's degree or at least a bachelor's degree to show that you're competent enough to be able to understand how...

Take real estate courses, not three classes. Take a... get a degree. Get... I think it should be a master's degree. Not a juris doctorate or a PhD or what have... I think it could, should be a, I think it should be a master's degree. And because of that, because it's so easy for people to get into real estate because they see big fat checks like, "Oh, I know how to do math.

I know, I, I can do 3% over $2 million. That's 60 grand."

I could do that all day long. Yeah, until you get into it and you figure out you have to do the wrong thing and screw people over and give us as a community, as an industry, a bad name. So yes, I think we should make it mandatory that if you want to become an agent, you should own a house. Talk about it all the time.

Market Turning Point

All week long, I've been waiting to show you this chart. Ryan Lundquist, my numbers nerd muse. Hang on a second, I wanna make sure I'm lined up here. There we go. Uh, that's too big. Okay. See, you have to have a degree in learning how to work in Excel and Sheets.

Okay, here we go. See, I'm, I'm centered up now. Okay, good. This was from Ryan Lundquist, my numbers nerd muse. He's an appraiser in Sacramento, and he's also somebody who shows me these different ways. Like, this is his chart over here, and I copied it and made it into Santa Clara County t- single family homes, so you can get an idea where we are, right?

It was a great market, it was a great market, it was a great market. And October came around, and all of a sudden it started turning into a dirty market. And May is showing up to be 6% negative. This is the average sales price, right? Or median sales price. Right? Median sales price over time,-that's where we are right now.

It's not good. It's not good. Not good for anybody. And this is based on last year to this year. If you see May 2150, 2150. Not good. Yesterday we talked about whether we are going into a recession. I don't know if we're going into a recession or if the real estate's gonna crash. I think we're going into a correct... A, a, a little slowdown.

I think we need to, and I've been telling you this for five years, we need to see the market change. We need to make it easier for buyers to buy houses. For 30 years, sellers have been spoiled. We've been spoiled. We've been spoiled. Sellers have been spoiled. Agents have been spoiled. We are, we're very demanding and commanding.

We want your firstborn and a free Tesla, and a 30-inch or a 50-inch TV, or a 60-inch T... Whatever, right? Just to make the deal happen. And yeah, we had bumps and bruises along the way, but then when things got hot again, we started seeing houses sell for $300,000 to $400,000 over list price and more.

It's crazy. There's no reason for that to happen, ever.

Sell Before Slowdown
If you're s- thinking about selling your house, do it now before the crash happens, if it happens. I don't think it's gonna happen, but we'll see. And then we do probate sales. That means we have...

We bring contractors in, vendors, uh, landscapers, estate people, and get your house ready to sell. And even if you're putting your parent into an active adult community and you need to downsize, that's what we do. We specialize in that, right? Change is not easy. 







Gas Heater Ban

Bay Area board... I want everybody to sound off on this.
I want this to be a soundbite. Bay Area Air Board is divided on a gas water heater ban. And what's happening is, as of next year, I think we're stopping the sale of gas water heaters in California. And I wanna say, like, 95% of the houses that have water heaters in them, which is pretty much all of them, are done with gas water heaters, whether they're propane or CNG, methane, compressed natural gas.
California has a wild hair up its ass to convert everything into electric. Which I get, but you still have to... I mean, we're talking about how many millions of homes that have to convert over at a minimum. A minimum is gonna be $3,500, not including the permit, and, oh, this one needs a new fuse box, and you need to upgrade your fuse box to blah, blah, blah, blah, blah.

Next thing you know, you're $35,000 into it. We're not ready for it. I think it's a horrible idea, and if you think so too, let them know. And this is bipartisan. I don't give a shit what side you vote on. This is a bad idea for every Californian ' cause it's going to just it's just gonna hurt us all in the long run.

Oh 2027. Starting in 2027. All right. 





Mortgage Rates Reality
Today's mortgage rates are 6.6-- 6.72. They keep going up and up. It's kind of like they're messing with our heads. Wonder why the market's slowing down? There you go. Call your fed.  However, you can get it down below... This is 2.475 with $500,000 down, which is 20%, 30-year fixed.

Becomes a jumbo. You're starting off here, and this is not a quote ' cause I don't do loans. This is just a run, uh, calculator. You can get it down to 5.875. You can absolutely do that. That's with 0.678 points. That's five-eighths of a point. Imagine if you did two points, how low that rate would go. Think about it.

You can do it. That's what's going to happen. We gotta get creative, and it's going to be creative. 






What $2M Buys
What do you get for $2 million? Let me push this over here. I didn't even look at this yet. Let's just randomly pick this one. Willow Glen South. We're picking this one. Husted. Three bedroom, one and a half bath, 1,700 square feet, $2 million.

Husted. Not my listing, but this is beautiful. I love that ranch-style house. You're not exactly within walking distance of downtown Lincoln now, but you can get there for sure. By the time you get back to your house, your buzz would definitely sh- wear off. And I've sold... I sold a house over in this way, area right over here.

And let's see. Let's take a look inside. Very nice. Yeah, these are very well-built homes. They last forever. They're very...  It's like Kay's house. Oh, look at that. Original tile. Oh my God, that's beautiful. I love that.

Yeah, this is nice. Everything's original in there. Nothing wrong with it, right? If there's nothing wrong with it, why would you change it? Beautiful house. It's what you get for $2 million. 







What $1M Buys
What you get for a million dollars, let's just randomly pick this one, Mm, right here. See what's up with it. Ooh, Savostrom Way.
Three-bedroom, two-bath, 1,056 square feet, built in 1962. It's a corner lot, and it's right up against the freeway. So yeah, you get the-- get that freeway noise all day long. Nice original awning and patio there that was extended so you can have an actual patio outside in the front door with your barbecue.

That's what I'm talking about. Stand-up shower. You can tell that the agent took very good care to take these professional photos, uh, with his iPhone or whatever. His, her, don't care. And you got the shiny laminate. Wow. And it-- that is green. Lime green cabinets, guys. That's awesome. There you go. That's what you get for a million bucks.
