Introduction to Santa Clara County Real Estate
Other than the fact that Santa Clara County has almost 15 billion in real estate sales year to date, there's little else to talk about regarding real estate. It's week 42 of 2024, October 14th.
Today, we're talking about, the Cupertino House of the Week, Luxury House of the Week, and the 12 Bay area County sales report. Let's get that done first.
It's the best thing for your brain and your body. All right.
Exploring the Bay Area Real Estate Market
YTD SALES 12 Bay Area Counties
Okay, so let's get into this 15 billion dollars that's single-family homes. Nothing but single-family homes Doesn't include condos townhouses land commercial Mobile homes, or whatever it does.
It's 15 billion dollars if I went back and looked at it right now, it'd probably jump year to date. We're at 15 billion. That's twice the amount in San Mateo and twice the amount of Contra Costa County Alameda is doing very well. Alameda is the place to go. I'm telling you if you're looking for a place that's been revitalized.
Now, why is that? It's because there are a lot of banks in the Oakland area. People are saying, forget that for Silicon Valley, I'd rather move to Fremont or somewhere in between and live there because it's not as costly. You get the bay runoff. So the weather isn't as hot and yeah, I have to drive a little bit, but I'm saving a whole lot of money.
As opposed to average sales, Santa Clara County is at 2. 3 million dollars on average. And in Alameda County, you're looking at 1. 4. Can you get 10 million dollar houses in Alameda? Absolutely. However, for the most part, homes are a little bit more affordable. Now, if you're in Fremont, you're going to be paying more of the price.
More for a house than you are in Hayward and so on. But I can tell you, you don't need air conditioning because you just went through 10, 15 days of heatwave here. Now, could you go without it? Yeah. Is it miserable? Yeah. That's the Cost of living in Santa Clara County.
All right. Other things to look at Number of new listings Alameda has 229 new listings this last week. I think we're seeing a balanced market here in Alameda County, Santa Clara County We're just not balanced at all. Napa County is a great place to buy a house if you're looking at buying days on the market 66 houses sit on the market for a really long time as opposed to 17 in Santa Clara County, right?
And they're basically 1 10th the volume of what Santa Clara County is. So if you're looking for a good place Napa gets hot up there. You don't get that runoff, but there you go. Let's get into Cupertino house of the week. Not my house by 4. 7 million.

Lindy Lane, five bedrooms, four baths, two and a half acres. This thing is gorgeous inside and out. Looks like it was completely remodeled, but it's up in the hills a bit. It's been on the market for 117 days, mostly because it's too big for the area. It's probably just too expensive, but look at the views, everything about this house is gorgeous, Wouldn't you love to live here? If you're interested in looking, let me know. The link is in my blog. This is Willow Glen house of the week Coolidge AB. I thought, wow, 1. 9 million. What a bargain. Let's take a look at a 1. 9 million that gets you in Willow Glen.
It's really close to Lincoln AB. It's within walking distance. It's on Coolidge, which is a semi, it's a filter street. And let's take a look. Three bedroom, two bath, 1, 500 square feet, built in 1955. Not my listing.

Luxury Home Spotlight: Woodside Mansion
And then this one right here, Blue Ridge Lane. This is a luxury home of the week. 72 million. I'm going to say it again. 72 million for a house. Now granted it's beautiful. It's very Tuscan, very modern built in 2023, with five bedrooms, five and one-half baths 7, 500 square feet, and three acres in Woodside, California.
Why would anybody buy a house like this? Because it's gargantuan and it's beautiful and every nook and cranny is detailed to living a Tuscan lifestyle. It's gorgeous, right? But Vito, wouldn't it be easier for me to make it my own house if I bought a hunk of land and built on it myself? Absolutely.
But people who can afford to write a 72 million check aren't really thinking about, Oh, this is going to make it my house. Sometimes they are, sometimes they don't. So I think this thing was built for the exclusive desire to attract billionaires. That's the whole reason somebody bought the land or had the land and built this big gargantuan 7, 500 square foot.
