To Stage or not to Stage?

 





Introduction and Overview

 How not to avoid taking photos. Yeah, I got a doozy for you. San Jose Veterans House in San Jose is in the news again. They're kicking out the operator and should you stage or not? Los Gatos House of the Week, List Price Productions, and Highs and Lows. Let's get moving here real quick. This is the highs and lows right here. We'll get to that in a second. 

The Importance of Staging Homes
This pretty house right here. I sent a couple of photos out last week. When selling a house, you want to present it in the best light. Now I understand that sometimes things could be overwhelming.

But when you show a house with junk in the front yard and backyard, and you don't really take care of anything. It goes against every rule. I ever tell you to clean up, pack up, push away, put it in the garage, put it in storage, three things on every surface.

This is not how to stage a house. This is not how to present the house in its best glory put some heart and soul into what you're selling. If you're going to sell your house and you're asking for a million dollars or more, you better make it look decent.

That's a crappy photo stay out of the photos. There's no reason to be in the photos. You're not selling yourself. Clean up your house, and get it ready to sell.

And for Christ's sake, if you're going to sell it, get your house ready to pack your moving. What this tells me is you're not ready to move. You're not ready to sell. You're just going if I get the right price, I'll think about selling it. And by the way, once I'm in contract, I'm going to delay.

And this is why it's important guys. Look, you got your newspaper here. You know what you're doing. Oh yeah, that's going to be fun to move to. Oh yeah, by the way, it's a nursery. This whole thing is what you get. Is it a good buy? I don't know. My God, what a pain in the ass. 

Community Involvement and Social Responsibility


Talked about this a few months ago in, the same place. They really haven't done anything and they got kicked out. So good for them.

Black mildew, fire hazards, and unsafe electrical systems among other problems. I talked to this about. That's going in with my church to do this. We do this beautiful day, by the way, it's beautiful days this weekend. If you want to learn more about it, go to Beautiful Day. Org, go out for four hours, meet some people, and have some fun.
Yes. the religious factor, but it's more about community and helping out improving our community. That's really what it's about. And that's why I'm excited about it. I'm doing photography this year, cause last year it kicked my butt. This is what this place is for. The people that are running it on profit. Not to veterans' lives better. These people sacrifice their bodies and now they have to live in mildew and fire hazard areas. It's disgusting. Shame on you, whoever you are. 

Showcasing Staged Homes

Going back to the should you stage or not, this is what a fully staged house would look like.

This is one of the vendors I use, XO Staging. I use multiple vendors depending on who's available at the time and who has the best pricing. Look at that. That is some really good craftsmanship right there. This looks like you're ready to sell it. This looks like a showroom house. I know that there's a big difference between a gravel road and an older house. This thing is 1945 versus brand spanking new, but you know what? Take the time and energy to make your house look nice.

Especially if you're selling it for a million dollars or more

Come on, Los Gatos house of the week Wanted to make sure we have this take a look at this And the reason why I chose this is walking distance to downtown Las Gatos. It's a beautiful house Not my listing five bedrooms two and a half baths 2800 square feet built in 1925, It needs to work a lot better. So it's Spanish revival Almost craftsman y, I get it. Yeah. It's a craftsman with a Spanish flair. It's a pretty house, but older and it is listed for a mere 3 million. Your house is in the fire zone, no matter how you look at it. And I get it. Every insurance company has its own fire map, but this is a general map that Cal Fire uses. So please take a look at every address.

If it's important to you, 
55, four bedroom, two bath, almost 1800 square feet, built-in 1974. this is a nice-looking house, very close to the hills, updated nicely. This is what my kitchen looked like before, and now it's taupe on the bottom and white on the top with quartz and subway tiles on the side.

But it looks like this same craftsman style look, and feel. Cool. Just flipped. The peninsula is actually on that. So anyway, but nicely updated, and here's the thing. This look and feel of the kitchen is dated. This is the two thousand, 1990s to the two thousand. Today, this is updated, not remodeled.

That's why I say it's updated because it's not original, but it's nice looking. I prefer granite over quartz anyway. It's a great buy guys. 

Highs and Lows of the Real Estate Market

Let's go take a look at highs and lows. This is the highest sold price in Santa Clara County. This is Alicia's way. Take a quick look at this one.

Alicia way in Los Altos. And then the lowest price one is on Jackson Street, San Jose, two bedroom, one bath, 758 square feet for a mere 670, 000. That's what I bought my house for one picture. this is the same one, La Vida Real Los Altos. We talked about this one last week.

It's the highest for-sale house, but on the market for 27 days. It's a brand new one. And the Loma Chiquita who's been on the market for almost a whole year.

 

Weekly Market Numbers and Conclusion
And then the numbers for the week, the highest price sold. Here you go. The highest sold price home in Los Altos sold for 11. 4 percent over the list price because it was staged. It's beautiful. And it's updated. The lowest sold price one was also sold at 31%.

That's a record for as far as I know over this year, Price low sell quick. We have 1, 086 activities, 226 of which are price reduced. That's almost 21%. Same as last week. I'm Vito with Abitano. Thanks for watching. We'll see you out there.
