NAR Existing-Home Sales Report Shows 0.8% Increase in May
Existing home sales are up 0.8%. Are we out of the woods? Are we seeing a transition to more sales, possibly? Let's get into this. Mr. Yun NA's, chief economist, stated that we're up nationwide, 0.8%. That's good because here in Silicon Valley, Santa Clara County, and your regions in SA and cities, you're gonna see a little increase in sales, of course, right?
Because we're on the opposite end of the spectrum, but. Overall, the United States is seeing an uptick in home sales. That's good.

Economic Indicators and Mortgage Rates
BLS. The Bureau of Labor Statistics stated that there were 147 new non-farm jobs in June. That's good, right? Mortgage rates fall for the fifth week in a row. We're seeing rates now down to 6.62. And again, if you remember, I said five points a half to 6%. That's where we're gonna be happy buyers again. So even though the feds didn't lower the rates this last time, around the last testimony, there are talks about the next two. Meetings they'll lower the rates.
I don't know about that, though, because it seems like it's a cat-and-mouse game right now. I think there's a lot of politics involved, So just be informed.
Advice for Home Buyers
Spoke with somebody who's moving up to Rocklin, and he's putting his home, and buying on hold, waiting for the rates to come down.
I say this in my videos all the time. If you're thinking about buying a house, buy it now. There's less competition right now. You can get concessions. You can lower the price. You can do a lot of things to buy a house right now. Whereas if the rates go down like they might in September or December then you have more competition.
That means all those concessions, the price, everything goes away. And now you have to pay a hundred thousand dollars over list price or $400,000 over list price. Just don't get stuck in a mortgage that has a two-year prepay. Rates are up. Home prices are stable and you can negotiate on certain homes. If it's a brand new home, you really can't do that. One of my agents wrote an offer and they came back with it being $50,000 more. There are multiple offers because you find a house that's brand new on the market. That's the expectation even today,
But if you see a house that's on the market for 60, 70, 80 days. Put a lowball offer on it. See what happens. There you go.
Local Market Insights
Measure E. Here's a reminder, I keep saying this, haven't had anybody respond to it, so I know you're not doing your homework. Measure E has been increased to $2.3 million now, which is good for San Jose homeowners if you're thinking about selling.
Your home, that's over $2 million. Between 2000002.3. You don't have to pay the transfer tax. You only have the conveyance tax.

Very nice Cupertino house of the week. Hibiscus Court is not my listing. $3.5 million. Four bedrooms, three baths. 2,600 square feet. 1952. This thing looks like it's been rebuilt and I don't like where it is ' cause it's in a very busy, loud area of Cupertino, but that's just the way it is.
Take a quick look inside. It still has the old-world look and feel. The 1950s, even though this is the nineties, two thousand, look and feel.
And this house looks like it has been remodeled, so they put a second story on it.

Personal Anecdotes and Market Summary
I was in Stanford yesterday for way too long, my daughter Lexi is at Santa Clara Vanguard. She is a color guard there and she got to perform and I got to see her.
We hugged and brought her some snacks and all sorts of stuff, so it was nice to see my daughter. After a month she was up in Moscow, Idaho. Learning all the routines now while they're traveling all across the United States. In mid-August, I'm traveling out to Indianapolis to see her again and pick her up to fly back home.

Bay Area Sales Report
So every week I talk about what's going on in the market this is the 12 Bay Area sales report. We're at almost $10 billion in revenue. We've had 4,000 sales.
The average price of a house in Santa Clara County is $2.5 million. The median sales price is 2.2 0.07. So if you're thinking about doing something, if you can get an average house for $2 million. You can still buy houses for about a million dollars.
There's just not a lot out there. Less than a million dollars these days. So keep your eyes out. There's stuff out there and we do talk about what you get for a million dollars during the week. So make sure you stay tuned or pop back in whenever you see these. We've sold 4,400 homes so far this year in Santa Clara County. That's huge compared to Monterey, San Benito. Lemme break this down so you can actually see it. There you go. Bigger numbers are better, right? And then Blossom Valley, just so you can see what's happening.
That's the wrong number there. I'll have to fix that. But $1.5 million. Is the average price in Blossom Valley. We've had 261 sales, 400 listings on the market right now, and 10 new ones so far. Takes about an average of 30 days right now to sell a house. But again, that is Skewed because that formulates into the months of inventory.
We've had 270 homes in contract since the beginning of the year, and 10 houses went into contract last week.
That's it for now.
I want to tell you right now, this is a great time to buy a house. Houses will continue to go up. I don't think we're going to go into a massive recession. The recession we saw had already happened, and I think we're getting out of it right now. We're gonna see rates drop, inventory go up, inflation go down, jobs go up.
I think the next evolution, and this is a smart time to buy a house Are we headed for disaster? I don't think Santa Clara County or the Bay Area is in for disaster. I know you see all these crash bros on YouTube talk about what's going on in the market and they're pointing out Florida and Austin, I think The Bay Area is strong enough with the economy, strong enough with jobs, strong enough with income to be able to support the market to continue moving forward. If you're thinking about selling, this is a good time to sell. If you're moving somewhere, if you're going to buy another house, 'cause you sell you buy there's not a lot of competition.
