We're talking about the. Reddit question of the week. Let me get this open real quick and bring this to you so you can read it. What can I expect when listing my home when I live here with my kids?

Well, here's the thing. 

Declutter, Clean, and Pack Up

It's going to be much more difficult, especially in times, that when the market is slower like it is right now, you need to do everything you can to keep your house clean and smell free and clutter free. And everything out here, and here's the mindset you have to have. You're already two steps out the door.

Everything that you have, everything that you own, should be packed up, given away, thrown away, period. If you have kids, you have dogs, you have animals, you have goldfish, you have a lizard, I don't care. Everything has to be out of the area now. If your house is. 

Why Staging Pays Off

Older and you have older furniture, and it looks older, which will detract from the value of your home.

Staging gives value to the home. I know it's expensive. It is crazy. I just spent $4,000 on staging. But it makes it look clear. It makes it look like a modeled home. It makes it look clean and doesn't look lived in, and it looks like everything is ready to go. Like all you have to do is clear that stuff out and move in.

Well, I don't understand the value. It's a huge expense,e too. I understand, but when your house is on the market, you are telling the buyer, I'm selling this house. I am a hundred percent into selling this house. If you get seven or 70 buyers coming through, you're still going to see them on the pictures, on the homes.com, on the MLS, on everything else, so I understand some, sometimes you can't afford it. I totally understand that. 

PROBATE AND ESTATE SALES 

Move Out And Prep Programs

We have processes around that we do, and the best thing you can do is move out of that house.

Stage it up and get it sold, and I know it's way more expensive, especially if you have to rent or get a hotel for a little bit or what have you, but it's something you have to do. Especially in this day and age. And  I have two listings that are not staged. One is completely vacant and empty, the other has its furniture in it, and it looks like it's kind of going.

And then I have my house that I just staged, and I think it looks amazing. It looks like a modern model home.  This is for my probate sales, but we do this for everybody, right? We can get you in touch with the right people. We have a program that helps pay for everything upfront, right?

We can help pay for repairs, and we can help pay for staging. We pay for everything up front. And then now your house is completely dialed in. It looks like a mo brand new model home. It looks like it's ready to go. It doesn't have to be brand spanking. New people know you're in a developed area. You have a larger lot, you don't have an HOA that you have to deal with, and then you have a new, new-looking home, right?

Marketing Tools 360 And Floor Plans

And you have the 360. You have the floor plans, right? Floor plans are huge. They let you walk through and see what's, I don't know why they called it a living room, dining room, but it's not. It's just a living room. That's the family room and kitchen. Kitchen right here. 

It gives you an idea of what the house looks like. I like it looks good, and you get the 360, the Dollhouse. You get to actually walk through it, and it's nice. 

Staging Walkthrough And Pantry Upgrade

You actually, and then you look at this furniture, and I tell you my furniture. My furniture survived two dogs, three kids, their friends, their snot slobber, food, hair, and everything, and it just doesn't smell bad anymore.

And you gotta pay for it, right? And it sucks. Like this stuff isn't the, like super expensive, but you're paying for the person to come in and des design and decor and make it look pretty and do all that stuff. Like those are my benches here. And then they just put some decor on there, right? They put the final touches on it and make it look nice.

Yep. This is a pantry. This used to be two feet by two feet. You can see this square right here used to be like a shelf right here. I broke it out, and that's the stairwell. So it's slanted a little bit because that's the stairwell right there. But we got a whole bunch of extra stuff in there. Okay.

Coming Soon Listing And Freeway Reality

Of the week, guys, this is coming soon. I hate the fact that it's coming soon, but whatever. I don't understand the process behind this outside of, well, it's building up some buzz, but here's the thing, you can't see it, so why even see it? This is a four-bedroom, three-bath, 2000-square-foot house for 

1.99. I have no idea why it's not on the market. But anyway, it's been like this for a couple of weeks. List price was three 20, and it's by a busy freeway. Look, you're going to be hearing the freeway. You're going to hear the freeway. I'll say it again. You're going to hear the freeway. Anyway, let's take a look inside and see what it looks like. 

Inside Tour And Fixer Critique

Is this? I don't know. I don't think this is the final paint job. I'd get rid of that funky rock. That's some 1960s-looking rock. Yeah. Everything is original in this thing.

I don't know. It looks like they updated the original at one time. One time, but to me, that looks like they have the apartment refrigerator in there, and they have white appliances, so yeah. And they have a cheap laminate floor. Even in the bathroom, if they have tile in the bathroom, you have a backyard that looks like Crap.

When you look at all the other houses that are around here, it's not that much of a value. So I think this one's gonna go, it's gonna take a little bit longer to sell at that price, and everything else looks pretty nominal. 

Market Update Rates And War Uncertainty

There's nothing really happening outside of here.

40 days, 90 days are all kinda sitting there. Nothing's going crazy. The inventory's going up just a tad bit, but it's not where it needs to be. But also, we're not having the buyers that are coming out in droves like we expected because rates are expensive. And we're in the middle of a war. We're in the first three to four weeks of the Iran war.

We haven't actually named it yet. At least I don't think we have. So there you go. Nothing to worry about yet. I don't think it's going to happen, but I don't have a crystal ball.

Plateau Season Wrap Up
